Ditches, creek and older ranches

Wheat Ridge's agricultural past still shows in its open lots and the irrigation ditches that wind through some neighborhoods. A ditch running at the back of a property can raise soil moisture during irrigation season, and if it overtops in a storm, water can reach a basement window well or crawlspace vent. Owners next to a ditch should know who operates it and who to call when it runs high.

Clear Creek crosses the north part of the city. As with Bear Creek in Lakewood, most homes are well away from the creek, but those close to it should check flood maps and consider whether a separate flood policy makes sense.

Inside the houses, the usual post-war issues apply: partial galvanized plumbing, water heaters in basements or closets, and finished basements that were remodeled in several stages.

Wheat Ridge owner checklist

  • Confirm whether your address is in the City of Wheat Ridge or unincorporated Jefferson County.
  • If an irrigation ditch borders your lot, learn who operates it and its usual running season.
  • Have the sewer lateral camera-inspected if large trees grow near it.
  • Check FEMA flood maps if you are near Clear Creek or a ditch.
  • Find and test your main shutoff; older ones can seize.
